Who runs this calculator, why it exists, and how every figure on it gets verified. Straight answers, including the limits.

Who runs this site

The Mortgage Recast Calculator is built and maintained by a small independent editorial team. We are not affiliated with Fannie Mae, Freddie Mac, the CFPB, any lender, or any government agency, and we do not accept payment for coverage. When a number here happens to flatter a lender, that is a property of the math, not an arrangement, and the break-even reality section on the homepage exists specifically to keep it that way.

Why this site exists

Recasting is a genuinely useful mortgage tool that most calculators misrepresent. A typical recast calculator shows the new, lower payment and stops, which is the one number that makes the decision look good. The questions that actually matter, how long until the lump sum and fee are paid back, what the lump sum effectively earns inside the mortgage, and whether a recast beats simply paying extra, usually never appear. This site exists to put those questions on the first screen.

The worked example on the homepage states the answer out loud: monthly savings of $316.03 against a $50,350 outlay, with break-even at month 160, about 13.3 years. We think a borrower should see that before, not after, sending the money.

How we verify rates and eligibility claims

None of this rests on hearsay. Before any rate, fee, minimum or eligibility claim is published, it is checked against the Fannie Mae Servicing Guide, including its reamortization provisions and Form 181, the Freddie Mac Servicing Guide reamortization provisions, CFPB mortgage servicing rules, and published servicer documentation. Each claim is recorded with its source, and the full set is re-verified every quarter. If a rule moves, the site moves with it, and the change is logged in the changelog.

Built to run in your browser

The calculator runs entirely in your browser. There is no account, no login, and no server that ever sees your loan details. Your balance, rate, lump sum and fee stay on your device; inputs are saved to local storage there for convenience only. A share link is just a URL that encodes your inputs, and it only goes anywhere if you send it. Every formula is documented on the methodology page so you can audit the math yourself.

The honest limitation

One limit, stated plainly: this site provides educational estimates, not financial advice, and your servicer's method rules. Servicers use their own rounding, day-count and amortization conventions, and set their own fees, minimums and seasoning requirements, which can change without notice. The estimate can be off by cents or dollars, and only your servicer can quote your actual recast terms. Before you send a lump sum, call and confirm the current policy in writing.

Corrections

We get details wrong sometimes, and we fix them fast. Reader-reported errors are the highest-priority fixes we make, and substantive corrections are logged in the changelog so the record stays honest. If you spot an error, use the contact page and tell us. That is the single most useful thing a reader can do for this site.
