Every figure on this site is sourced, verified, and dated. This is how we keep it that way.
Where the numbers come from
Every claim about eligibility, fees, minimums, timelines and interest math on this site is sourced from one of four places:
- Fannie Mae Servicing Guide, including the reamortization provisions and Form 181 (the Agreement for Modification, Re-Amortization, or Extension of a Mortgage).
- Freddie Mac Servicing Guide reamortization provisions.
- CFPB mortgage servicing rules and Ability-to-Repay context.
- Published servicer documentation, compiled from public policies and verified borrower reports.
The line between estimate and advice
This tool provides educational estimates. It is not financial, tax, or legal advice. Recasting eligibility, fees, minimums and processing times vary by servicer and can change without notice. Always contact your loan servicer directly to confirm their current recast policy before making a lump-sum payment, and consult a licensed professional for advice about your specific situation.
How we stay current
We update this site and the calculator whenever servicing policies, interest rate environments or regulatory guidance change. Material changes to the formulas are documented. The current version was last reviewed on August 6, 2026.
Corrections
If you spot an error, have a question, or want to suggest an improvement, reach out through the contact page. We log corrections and treat reader-reported errors as the highest-priority fixes.
Independence
This site is not affiliated with Fannie Mae, Freddie Mac, the CFPB, any lender, or any government agency. We do not accept payment for coverage, and the calculator never skews a number to favor a lender or service.
